What is Equity Release?

Millions of people plan to use the value locked in their house to improve their lifestyle towards or during retirement – but few know how to, or where to seek appropriate advice from.

Equity Release allows you to withdraw capital against the value of your home either as a lump sum or a regular income. The amount you draw becomes repayable with interest when you die or move. Because you are realising the value of part of your main home the capital you release is free of tax.

The money can be used for anything: to improve or adapt your home, travel the world or perhaps help a member of your family to buy their first home. The possibilities are endless.

Many homeowners will reach 55 having built up more equity in their property than in their pension. Not only could Equity Release provide you with a better retirement income, it could also allow you to plan for an earlier retirement than your existing pension might.

Equity Release requires specialist advice and isn’t right for everyone.

For example, if you were to downsize to a smaller property this could release money which can be used for any purpose. This would usually be the better course of action. An alternative would be for your family to help you financially to achieve your lifestyle dreams.

So Equity Release is for people who are 55 or older who do not want to leave their main home but want to benefit from its financial value and improve their quality of life.

A specialist Independent Financial Adviser will always check to make sure that, by releasing equity from your home, you will not be denied any state benefits or grants which you would be entitled to, now or in the foreseeable future.

Your decision to release equity should be taken in consultation with your immediate family whose inheritance you may be releasing from the property.
